In Late-Q2 2026, US single-family rents were up ~1%-2% yearly, a fourth straight month of stronger annual gains and the fastest pace since Late-Q4 2025.
That yearly increase still trailed the ~2%-3% gain seen a year earlier, while monthly growth followed a more typical seasonal pattern through much of 2026.
Higher-priced rentals led national performance in Late-Q2 2026 with roughly ~2% yearly growth, while lower-priced homes stayed under 1% for a second month.
Attached single-family rentals slightly outpaced detached homes nationally in Late-Q2 2026, though both segments posted similar gains near the 1%-2% range overall.
The economist described a market that was slowly strengthening rather than broadly accelerating, with pricing trends differing by region and by rental price tier.
The next national index release was scheduled for September 17, 2026, and was set to include US single-family rent data for Mid-Q3 2026.
