In San Jose, a recent housing-cost analysis found renters saved more than buyers in any other major metro when comparing identical-income households.
The gap reached ~$7.9K per mo, or ~$94.6K yearly, making San Jose the biggest savings market for renting over buying in the analysis.
For buyers, the comparison assumed 10% down on a fixed-rate 30-yr mortgage, plus property taxes, insurance, and closing costs at purchase and sale.
For renters, the calculation included monthly rent and renter's insurance, creating a side-by-side cost comparison between two households with identical incomes choosing differently.
The analysis said renting may offer an advantage for households planning to stay 5 yr or less, while flexibility, maintenance, and homeownership stability also matter.
